    Fulco Plumbing Contractors is currently seeking a dynamic Project Manager who can provide reliable, timely, and professional support, and assist with the day-to-day project management activities.. The successful candidate will require the independent judgment to plan, prioritize, and organize a diverse workload. The candidate would preferably have a plumbing background . We are relatively small commercial plumbing company with 20-29 employees but we have several sizeable jobs going on such as Publix Grocery Stores, Even Hotel, Kroger-Ponce, Troup County Elementary, and Chick-Fil-A Children’s Center. Most of our work is ground up commercial plumbing and some remodel. We need someone who is driven and wanting to grow and progress with our company. We need a candidate that can not only follow rules that are in place but can implement their own that they believe will help the company prosper. Salary is negotiable and based on experience with plenty of opportunity for growth

    ESSENTIAL FUNCTIONS

    Project Management

    • Support project executives on multiple projects and assignments.
    • PMs are responsible for preparing accurate job specifications that are aligned with the accepted quote, obtaining signatures and approvals on all necessary paperwork, layouts, waivers, change orders, etc.
    • Review the overall contractual requirements for all projects and specific process design methodology for individual projects as required
    • Highly organized and skillful at working on multiple projects simultaneously
    • Develop scope and schedule for assigned projects.
    • Identify and address areas of concern regarding potential risk surrounding project, project logistical issues, budget, and scope.
    • Interact and negotiate with contractors and subcontractors.
    • Prepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence and financials.
    • Actively track each aspect of project performance against schedules and critical path.
    • Coordinate the activities of sub-contractors and the relocation of technical functions.
    • Demonstrate a proactive focus on meeting client and project requirements, in a timely and cost effective manner. Demonstrate proficiency in the use and application of all Project Development Services technology, as required for assigned projects.

    Purchasing

    • Receives and analyzes purchase requisitions for compliance and to ensure information is complete and accurate.
    • Evaluates all purchase requests for efficiencies; develops product and service specifications; evaluates pricing data, and contract terms.
    • Confers with departments to obtain required information and resolve questions regarding requirements; revises specifications when necessary; defines detailed and accurate specifications; assists in developing award criteria and negotiation of prices for all contracts; and conducts a spend analysis with the purpose of reducing procurement costs, improving efficiency, and monitoring compliance.
    • Performs price/cost analyses and negotiates discounts, and ensures that the quality and suitability of supplies, materials, services, and equipment are in accordance with company standards.
    • Investigates, analyzes, and determines new or better sources of supply for products and services; evaluates suppliers based on price, quality, selection, service, support, availability, reliability, production and distribution capabilities, and supplier’s reputation and history.
    • Investigates, assesses, and resolves product, vendor, receiving, or other complaints or discrepancies; communicates and follows-up with vendors and appropriate internal departments to obtain prompt resolution.
    • Performs other duties as may be required or assigned.

    EDUCATION AND EXPERIENCE

    Bachelor Degree from an accredited institution.

    Degree in Architecture, Engineering, or Construction Management, preferred. Equivalent experience to be considered.

    Must have a minimum of 3 to 5 years of relevant work experience – or a combination of relevant work experience, education, or an equivalent Military experience.

    Experience in construction management and Commercial Plumbing, preferred.

    CERTIFICATIONS AND LICENSES

    AIA, PE, PMP certification, preferred.

    KNOWLEDGE, SKILLS, AND ABILITIES

    Ability to prepare and track budgets.

    Strong working knowledge of construction documents including civil, architectural, mechanical, electrical, plumbing, and related information.

    Solid understanding of construction methods, scheduling, project planning, budgeting, contract negotiations and construction process

    Understanding of technical requirements for a business relocation, construction, and renovation projects.

    Familiarity with architectural drawings and plumbing drawings a plus

    Able to adapt and prioritize meeting deadlines in a fast-paced team or an independent environment.

    Outstanding interpersonal and communication skills (verbal and written) with the ability to successfully communicate with architects, contractors, client’s representatives, and team members.

    Salary will be based on experience. There is high potential for promotion and increase in wage if shown to be qualified
