Description of Role:
The Project Manager, Construction is the “on site” point of contact who owns the execution of a space from Contractor Award through occupancy. They will initiate inherit a project plan + budget and then oversee the construction process while ensuring proper documentation throughout. This person will be empowered to make a decision on the company’s behalf in order to execute the work efficiently and effectively in order to achieve success. The PCM will work daily with both external and internal consultant to maintain progress as well as help resolve any items that may arise during the construction process. They will have an in depth understanding of construction process along with strong negotiating skills. The PCM will also work closely with Project Delivery Manager and communicate project status as well as any risks that may impact delivery and budget.
Objectives:

Manage entire fit out process from Contractor Bidding through Substantial completion, punch-list and close out.

Manage all external consultants, ensuring timely execution of scheduled deliverables

Complete projects with emphasis on quality, timely completion and budgetary requirements

Manage all required reports, assist in payment requisition

Delivery zero defect build out

Enhancement of professional and personal skillset
Accountabilities:

Coordinate all vendors as required during construction
-
Chair weekly on site meetings with all vendors
-
Manage schedule and provide weekly status reports to SPM and DTD
-
Assist commercial management w/ budget management as required
-
Coordinate furniture install + staging with design team
-
Coordinate “merchandising” install
-
Management of project construction close out including timely completion of all punch-list items

Assist commercial management team with financial close out as required

Review + approve Change Orders (within approved thresholds) during construction that fall within budget

Prepare incremental budget reports as required (w/ CM & PM)

Ensure all project documentation is being prepared and filed accordingly by project team

Interact and negotiate with contractors / subcontractors

Implement any efficiencies that result in a cost savings without compromising on design

Travel to project sites as required
Qualifications, Essential Skills And Experience:

Associate or Bachelor Degree from an accredited institution in Architecture, Interior Design, Engineering, or Construction Management is preferred.

Five (5) years minimum construction project management experience in a fast paced retail setting

Background in real estate development, construction or construction design is a must have with contract values of +$2M USD.

Be familiar with construction industry best practices, building and local codes.

Ability to review and track project budgets and schedules

Familiarity with architectural, furniture and space planning drawings and their use.

Flexibility with work hours and available on call after working hours for handling urgent issues.

Ability to travel to sites (and regionally) as required
